Finally a garage again
I left my nice big garage at the last house 2 years ago and have been battling the new jurisdiction trying to get to build at my new place. Finally I have a permit and are starting to move forward. Here is where its going:

Looks like a pretty rural area. Surprised you had so much trouble with permits. Looking forward to see the build progress

That's gonna be a good sized shop. Congrats and post lots of pictures. :)

Finally a garage again. Yes, big garage again..

I am in a suburb of Phoenix AZ but in a small area of 5 acre parcels so it appears very rural yet 5-10 minutes to pretty much anything. Had to fight a lot of rules that work fine for HOA controlled patio homes but make no sense on 5 acre agricultural type area. A little more info as apparently it was late last night when I posted so I must of forgot to provide anything about the new garage, It is 60x80 with 40x80 of it open ceilings and 20x80 having a 2 story layout including working bays, storage, office, guest suite, etc. Totals just under 7000 sq ft so I am so excited to have a big garage again I can hardly wait.. |
Hi Bill,
Your old house was pretty cool.PM me where the new house is at. I'd love to get together...maybe you can drive our way for a BBQ, too? |
floor plans for the new car place
Doing lots of research and planning to come up with my plan for this garage/space so to pass it on and share with others starting a similar plight here is the layout of the main floor:

Bill,
Most excellent. Love your plans and the lot is great - nice views. Bet you are chompin' at the bit to get it done. Thanks for posting and GOOD LUCK!!! |
Footers approved and poured

Very nice!

Can't wait to see this project when it's done.
|
Looking good. Can you post a bit more info about the build such as slab thickness, and type of construction you are using? Do you have some elevation drawings to post? How long do you anticipate the construction to take?
|
I am starting a new one in May. 60x72 stick built with in floor heat. I sure hope its big enough. I cant wait! It will be good to follow and see how yours turns out.
|
Copo, the slab will be 4" in single story areas and 6" where 18' ceiling height to allow for heavier storage requirements and lifts. It is 2x6 stick built walls, Almost flat roof slope as to allow me to get 18' ceilings without exceeding height restrictions and keeping its overall height lower than the primary residence as I didn't want to "dwarf" the house visually.
Hi Jonesy, My last one was 50x75 and it was enough but I was always tripping over stuff on the floor so this one is a little bigger floor space but more storage up second level. I am hoping that is the sweet spot.. good luck with your build and start a thread so we can see how yours is working out as well. Like cars, we can learn from others mistakes/successes. I know I have made many of both.. ;) Here is a front elevation: http://i76.photobucket.com/albums/j1...0elevation.jpg |
My old one had a 2nd story storage. Great in concept but it really sucks hauling stuff up and down the stairs. I built wider stairs for that reason but it still sucks. I am trying to build this one bigger and add a lower level area for storage with a separate door.
|
Awesome looking plan! I'm in the process of final design 30x60 w 2nd story ...can't happen fast enough!
|
Hey Bill....is that my room on the second floor? :)
|
New, better garage

I took that into consideration from experience at my last shop and the main portion of storage upstairs is open to below so if stairs isn't appropriate, I either stack items on my 4 post extra tall lift and raise to max height right next to the second level and unload or use my tractor with forklift attachment and set it off on second floor level.. |

Thanks for posting the additional details. Looking forward to following your build.

The big wall is standing:
http://i76.photobucket.com/albums/j1...401_175756.jpg Heres the cool side, 4 garages inside a garage.. http://i76.photobucket.com/albums/j1...402_162055.jpg |
WOW, that is going to be sweet.
Mike |
That looks VAST! Lovin' it!!!
|
This is very cool - following.
|
I love the garages within the garage. Great idea.
|
We got the floor trusses in place. Closest area is a studio area. In middle you can see gap where stairs will come up. Past that is all second floor storage. Truss engineer built them to hold 100 psf instead of std 30 so they are pretty solid.

Second story floor is on. Post and beams for next level starting. South end walls going up..

A few days delay on the project but some work on the second floor walls.
http://i76.photobucket.com/albums/j1...414_185837.jpg Here is a pic looking down from studio area on second floor. Doesn't look too big until you see my 15 yr old son at the far end walking in and the building starts to dwarfs him. http://i76.photobucket.com/albums/j1...415_130156.jpg |
Wow!!!
