I used U-coat-it. It's been on for about 12 years. It was new concrete. I just followed the instructions. I've never had a sealed floor so I have nothing to compare it too. It's easy to clean but it will stain if something is left there for too long. I have a stain under my s10 blazer from an oil leak. I'm sure there are better products today & I'm sure there are worse. Overall, I do like the product. It's nice not having to use a creaper. Here's a link....Joe
