Default Leaking shop/garage roofs.

Need some help guys. Both my pole garage and pole shop roofs are now leaking, almost every time it rains or snows, and then melts. This past summer I climbed up on the roofs, and pounded each and every nail down, and then usued a special sealant around each nail head. Thought I had it all fixed up and rain resistant, until a couple of days ago. You will never guess which cars I store in my shop and garage.

Anyway, I called up a couple well-known companies that use a spray-on material that works very well, with a high success rate. However, it only lasts 5 years. It's either going with the spray, or put on new roofs. Luckily, I have been able to keep all of my cars dry.

Any suggestions what spray I could use, or what nationwide company I could call? Anybody else with this experience? Looking for an immediate fix. Thanks!

Or Doug Perry.
Ever consider something like the spray-on bedliner stuff that is used in pick up trucks?
Does not wear out.

Tony, Maybe some Help here:
If you have a Low Sloped Roof (under 4/12 Pitch) Remove the shingles (first 3 feet or 6 feet depending on pitch) on the edge, and install: Ice Guard then Modified Rubber Roofing (Torched Applied-NO NAILS) Nails are the flaw of a Flat Roof, when the Ice Backs-up water gets in where the nails go thru the deck. The Modified Rolls are a meter wide X 30 feet long and also you can get colored granules to match your shingles.
Tony, do you have PROPER VENTALATION??? Soffit Vents with a Ridge Vent?? Must have both -- when the air enters the soffit vent and exits the ridge vent it Reduces Ice Back-Up. Also if you have a heat/furnace stack near the edge of the roof the Heat Loss is making the snow turn to water and then it Can Not get over the Ice on the Edge and therefore backs-up under the Shingles.
For the past 2 weeks we have been Chopping Ice and Removing snow. Most of the problems have been Poor Ventalation & Insulation.
Hope this helps and if you were Closer I would be Glad to stop over.
Any questions feel free to ask or e-mail me.
Mark
